Senior Project Manager

The primary purpose of the Senior Project Manager is to manage the overall planning, completion, and financial outcome of construction management projects. The Senior Project Manager reports to The Director of Operations.

Responsibilities

  • Provide leadership in motivating the project team and maintaining a positive work environment
  • Direct and supervise the work of project managers and project engineers to establish operational priorities
  • Ensure successful completion of the project on time, within the budget, and to the complete satisfaction of the owners
  • Communicate effectively with management staff, project team, project owners, architects, vendors, and contractors on all issues related to the project
  • Oversee the job cost projection process on various projects simultaneously
  • Develop budgets, estimates, and written proposals
  • Manage job costs effectively by providing necessary accounting and work-related documentation ensuring labor, material, and subcontractor costs are appropriately charged
  • Administer duties including reviewing and maintaining project plans/files, project change orders, purchase orders, and contingency budgets.
  • Maintain satisfactory relationships with owners, architects, subcontractors, vendors, etc.
  • Maintain and track work schedules
  • Bid package and meticulous scope development
  • Oversee all documentation and processes are followed for the bidding/buyout process
  • Assist internal design team and/or Architects with design-build delivery of plans and specifications when needed
  • Responsible for procurement of equipment and project materials for the job when needed
  • Drafts, review, issue, and administer subcontractor and supplier agreements and delegate as necessary
  • Provides accurate monthly job cost projections
  • Assists Superintendent with completion of the punch list and provides final documentation
  • Works with Owner and Architect to conduct final inspections and oversee job clean up to ensure timely completion of required work items
  • Have and continue to gain knowledge of program management, master plan, schematic design, design development, and construction document scopes of work and processes
  • Provide job site leadership in the area of safety and quality
  • Listen, problem solve and run effective meetings open-mindedly
  • Take the owner’s perspective when addressing all things related to the project, while balancing the profitability of the project
  • Participate in presentations required for new work
  • Assist business development team in project-specific content development for proposals and presentations
  • Perform the roles and duties for all direct reports when necessary
  • Develop win-win scenarios and bring final resolution to issues and problems
  • Use written and verbal communication effectively
  • Learn and acquire customer-specific design needs
  • Remain calm and professional during peak periods of activities
  • Comply with all work-related deadlines

Qualifications

  • BS or MS degree in Engineering or Construction Management
  • Minimum of five years in lead role on commercial construction projects with annual volume of $10 million or larger
  • Familiarity with construction management software packages
  • Ability to problem solve with solid judgement and independent thinking for quick resolution
  • Proficient with computers, tablets, smart phones, Microsoft Outlook, Word, and Excel
  • Strong organizational skills and attention to detail

  • Provides Downing with possible project or new client opportunities
